The owners at Village Lake Veterinary Hospital have retired and the building is now for sale and under contract. I own the dog boarding side of the business (easy clients for you!) and the new owners would rent the veterinary side for $5000 plus utilities. There are 3 exam rooms, lobby, treatment area, small surgery suite, and a few other small offices & areas to utilize. The former veterinary hospital is somewhat equipped (the x-ray machine is old, and I am not sure if they are trying to sell it or just leaving it with the hospital). I would remain on my side with the dog kennel where I pay $4000. There is currently another small unit rented to a psychic that goes for around $1000, which you could either take or the landlords would find a new tenant for the area (total event of 10,000 for the building). I will be 100% honest in that there is a high demand for veterinarians in this area, even though there are a few vets in town, they are often booked one month out and I hear often that my clients are having trouble getting an appointment. An emergency hospital would also be really great here, as the closest ones are quite far. So many people moved to Orange County, New York..., after COVID and the pet business is booming. This is a great opportunity for a veterinarian to start their business and begin to make a name for themselves, without the responsibility of having to own a property. We are 1 hour from NYC but still have a country feel and modern conveniences of the suburbs.
